If you could fill out the form on the index page, it would help to diagnose your situation.  Thanks.

I think you could get away with straight water since that soil has so much in it...
Looks like some kind of rot to me.  Rot/fungus or something eating your roots.

Are you letting your plants dry out enough between waterings?

Try keeping a fan on them, and make sure to divide anything that has a problem away from anything that doesn't.

Aha...then again... looking more closely, I see tiny spotting clusters on your lower leaves which is making me really lean towards mite damage!  meaning... you don't have much time to act :/
Flip over a lower leaf.... see any mites??  the bottom is a common starting place.

Mites, and it looks like they're not getting enough light.  Also they tend to do that.

Yep, those bottom leaves tend to act as nutrient reserves and natural for the lowest leaves to do that, especially when not well light. Learning how to trim the bottom of the plant is essential to getting the optimal growth so your not getting a bunch of larf and dying leaf.

I've never had mites but I do get regular thrip infections, which is what the damage looks like in that center pic.

Read this on how to get rid of thrips.
