Find out what utilities you'll have to make a deposit on and jive like that.  And don't get a place that you can't afford.

Umm... read over contracts really well. Know whether they allow pets. See if they have random inspections and if they do, ask if they inform you in advance.

Know if they will ever enter your place for any reason. Get receipts and don't pay too much up front.

What else... find a source of income. Either give up your anal virginity or sell dr00gz.

And change your mailing address on everything. Oh yeah, and grow a shitload of mushrooms so you can send me a half oz or so.

Oh yeah, know what you have to pay for.

Stuff is expensive as shit, so  don't spend all your money on your apartment. Tax, utilities, food, etc will all cut into your dr00gz money.

do you have a job?

and state are you in? cuz the housing market here in Hawaii im sure is high compared to where you live, so you need higher paying jobs.

if you live in the midwest, youd be ok delivering pizza and have a 3 bdrm house...

Just have a enough cash to pay rent for 6 months in the bank that's never fluctuating because you are living off what you make and dont have to take out of that then move out.

depends how good you are at making that cash :P

working minimal wage and moving out without a roomate is tough shit.

when I moved out I noticed how expensive everything was... feeding myself was fucking horribly expensive... toilet paper, shampoo, toothpaste, all that other essential shit... cellphone bill, cable, internet...

like holy fuck basic non rent shit + food is easily 400-600$ a month.

to break it down

cable
internet
phone ---- 175$ for all

groceries and other crap - 400

rent - 900 with parking (I live in a nicer place because I had a roomate I paid half of this -- all the other bills were just me)

so 450, 400, 175 = over a grand a month.

if you live like a peasant you can make it on minimal wage without a roommate... it all depends on your life style.

my old apartment which is 40 stories high with I think 8 apartments on each floor so 320 suites never had a single break in over 15 years.

I payed for a upscale place so I could avoid stuff like my tv being stolen.

Man, STAY with your parents. I'd LOVE to move back in with my parents. Is it that bad there?

You could always throw down with some friends on a place. Find a 3/4 bedroom and cut it 3/4 ways. Also helps with utils. and allows easy access for small favors, as long as your friends are cool and you would do the same

splitting a place with friends gets OLD fast.

what would be super cool but shiesty would be to mortgage a place and rent out rooms to your friends. you would get equity and make money.

if you have a good job you can get a super cheap 40 year mortgage where you pay 3x your houses value over 40 years but you would be making money regardless and living like a king.
