I installed an extractor fan but it wasn't doing a great job. My temps have been hitting 40C Which is bad. My problem I think is that the grow area isn't sealed enough so there's no way to ensure that air pulled out of the grow area by the extractor fan is replaces with cool air from the space at the bottom, So it's coming in from gaps around the box even from gaps at the top. Poor design really. Any tips or anything that help keep temps down?

If you are low on costs, you can try and add an oscillating fan within your area to try and circulate the heat so that it wouldn't be so concentrated near the lights, allowing for more currents to flow through your grow area so that your exhaust fan could suck up more heat.
I don't know. I'm kind of high, but that sounds about right.
